Property maintenance operatives are required to have versatile technical skills, problem-solving skills and customer service skills. Technical skills are essential, as the property maintenance operative’s work tasks include the supervision and maintenance of various buildings and technical systems, such as heating, ventilation, electrical systems and water supply.

The property maintenance operative must also be able to take care of the maintenance of outdoor areas, such as ploughing snow, cutting grass and maintaining the cleanliness of outdoor areas. The work requires the ability to act independently and take the initiative. Customer service skills are also important, as property maintenance operatives often interact with property users or residents. They are expected to have good interaction skills and the ability to act in situations where negotiation skills or communication with customers are needed.

The profession requires the ability to plan and organise. The property maintenance operative may be required to know how to use a tractor and other machinery needed for outdoor work and to have a driving licence. They must also be familiar with occupational safety regulations applicable to different work tasks, such as removing snow from roofs.

Their work may require working on call all day.

You may complete a vocational qualification in cleaning and property services (property maintenance operative) in occupational upper secondary education and training institutions. When you have accumulated competence, you can complete a further qualification in cleaning and property services and a specialist vocational qualification. The qualification can also be completed through an apprenticeship. Vocational qualifications in construction, building maintenance technology, electrical engineering and automation technology and mechanical engineering and production technology also provide a good foundation for the profession.
